Segment: Real estate projects

The company plans many real estate projects, including building up the center of Tatranska Lomnica and also poly-functional center in the resort Jasna Nizke Tatry. Beyond the sales revenues will flow into the company the additional incomes from rental, administration and operation of newly built properties in the amount of more than 0,5 million € per year. The company is gradually receiving zoning and building permits for the planned projects, while many decisions company already has. For e.g. there are already active ongoing construction works in Jasna and Tatranska Lomnica.
Draft zoning plan of Tatras National Park has no impact on the TMR intentions. TMR is not planning new projects on the “green field area” (in new areas untouched by the human activity). It focuses wholly on the traditional, already urbanized areas, where the sport and tourism have their history already for many decades. It goes about resorts Tatranska Lomnica and Stary Smokovec. The intentions to approve the logging in Ticha and Koprova valley, in Bielovodska and Javorova valley in Belianske Tatras, construction of ski resort in Spaleny zlab in Western Tatras, Zdiar and around Strbske pleso activate the biggest wave of public and environmentalists opposition against the zoning proposal. None of these plans has anything to do with the plans of TMR.

It is a poly-functional real estate project, which is located in the heart of Low Tatras ski resort, right next to the entrance station of the new cable car Grand Jet and Biela put. The project has the unique location for winter and summer season activities thanks to outdoor sports opportunities (biking, skis, and extreme sports), attraction for children, wellness, aquapark and etc. The result will be a creation of missing center with shopping promenade and après ski activities in the ski resort that the resort will be able to live after skiing as well. more >

Tatranska Lomnica center 

TMR is owner of 36 200 m2in Tatranska Lomnica and has the intention to split this area into 31 separate real estate projects, which will be implemented by the third party investors. TMR will build the infrastructure and each parcel with building permits will be sold. The entire project will include 297 apartments of three and four-star standard, wellness, fitness, hairdressers and etc., 6 765 m2 area for shops, services, restaurants, cafes, bars, pharmacy and services wanted by clients and High Tatras residents. more >

Tatranska Lomnica – project

This project is the first real estate project, which includes the buildings themselves, not lands. The construction of two poly-functional buildings (underground parking, commercial shops and total of 40 apartments) is planed to implement in years 2011-2013 with estimated costs in value of 8,5 million €. The sale to the final customers is planed for the years period 2013-2016 for a total amount of 11,4 million €. The total planed profit is estimated to 2,4 million €. more >

This project includes the reconstruction of not used annex building of Grandhotel Praha. TMR has the potential to reach a significant profit without negative impacts on the existing hotel despite of low reconstruction cost.
